Complete Remodel House

On September 5th, 2020 we started a complete home remodel with an addition of 350 square feet.

This post will walk you through this job so you can see how we converted an old house in Orange / Orange County to a modern gorgeous open floor plan home.

As you will see in the photos, we’ve taken an old house built in 1955 down to the studs and added 350 square foot room addition.

We have completely rewired the electrical in the main house and upgraded the 100 amp panel to a 200 amp panel. We have also added a new heating, ventilation, and air conditioning (HVAC) unit.

All new plumbing / PEX, all new insulation, new roof, new stucco, new windows, new doors, new vinyl flooring, Shaker white kitchen cabinets, Quartz countertops, new bathroom tile, new baseboard, and paint.

We have finished this project off with new landscaping and a new concrete driveway along with custom iron fences.

Accessory Dwelling Unit (ADU)

We have also converted the detached garage into a permitted legal ADU. All the work was done according to all city codes and permits. The ADU needed to have shear walls and two beams installed to meet the city code requirements.

New shingle roofing was installed as well as complete electrical with its own 100 amp electric panel. The lights that we used for this build were 4 inch LED lights with dimmer switches. For all new plumbing / PEX and for the shower valves we chose Kohler.

The bathroom shower pan was hot moped and the walls were floated with cement and sand to the ceiling. The tile we chose for the bathroom shower was white subway tile and we finished it with Schluter’s. The shower door was custom-made frameless. The toilet we chose for this build was also Kohler along with a Kohler kitchen faucet.

We have also designed and built a small mini kitchen for this ADU. White Shaker kitchen cabinets were selected, solid wood construction, dovetail drawers, soft close, and full extension drawers. Quartz countertops with subway tile backsplash. New white dual pane windows were installed. LVP, vinyl flooring was installed throughout the ADU, approximately 390 square feet.
